Where we lend

Bridging loans in the North of England.

Manchester, Leeds, Liverpool, Sheffield, Newcastle, Hull, Lancashire, Cheshire, Cumbria and the North East. Strong yields, active auctions, and a lender panel that has grown a lot in the last few years.

What we see in the North

  • Auction purchases through Pugh (Manchester and Leeds), Sutton Kersh (Liverpool), Mark Jenkinson (Sheffield) and the regional Auction House franchises. Terraces, semis, HMO stock, small commercial, mixed use.
  • HMO and multi-let conversions in the university cities: Manchester, Leeds, Liverpool, Sheffield, Newcastle, Durham, Lancaster, York.
  • Portfolio refinancing for established landlords across Greater Manchester, West Yorkshire and Merseyside.
  • Commercial conversions of mills, offices and former banks in the town centres.
  • Development exits on apartment schemes in Manchester, Salford, Leeds and Liverpool.
  • Cheshire and North Yorkshire: higher-value residential and rural property that prices close to the South.

Terms in the North

Most lenders now cover the North at their standard terms: 70% to 75% LTV, rates from around 0.6% to 0.7% per month on residential investment property. A minority of lenders still restrict LTV or exclude specific postcodes in parts of the North East and coastal Lancashire, and minimum loan sizes rule out the cheapest stock. We know which lenders are comfortable where.

About the numbers on this page. Rates, fees and loan-to-values are typical market ranges for unregulated bridging in England, given so you can size a deal. They are not an offer. Your terms depend on the property, the exit, the lender and you.

Questions about bridging in North of England

Are there postcodes lenders will not touch?

A few lenders exclude or cap LTV in specific areas, usually where values are lowest and resale is slow. It is lender by lender rather than a blanket rule. Send the postcode and we will tell you straight away.

Is bridging more expensive in the North?

Not for conventional property in the cities; the rate is driven by LTV and property type, not the postcode. Very low-value stock is proportionately expensive because of minimum fees.

A few numbers and a postcode is enough for a first view. Indicative terms cost nothing and commit you to nothing.
